University Park is the big 1970s neighborhood on the west side of Normal, east of Parkside Road and south of College Avenue, just west of the Illinois State campus. If you grew up here, you know it as the neighborhood behind Parkside school. The street names are a roll call of ISU presidents: Felmley, Bone, Braden, Cook, Edwards. This is where a lot of ISU faculty and State Farm families bought their first real house in the 1970s, and a lot of them are still there, which tells you something about how the neighborhood has held up.
Most of University Park was built between 1971 and 1978, with a few later infill homes into the 1980s and 1990s and a small group of 2001 ranch condos on Sandra Court. The houses are what you expect from that era: split-levels, tri-levels, bi-levels and two-stories, three and four bedrooms, attached two-car garages, big yards and mature trees. The lots are bigger than what you get in newer Normal subdivisions, and the sidewalks, curbs and street lights are all there.
What makes University Park work is how close it is to everything without being in the middle of it. The ISU campus and Uptown Normal are a short bike ride east. Weibring Golf Club, ISU's 18-hole course on Gregory Street, borders the neighborhood. The Constitution Trail is a few blocks away, and Fairview Park with the aquatic center and the Fell Park and Shepard Park playgrounds are all close. Groceries and restaurants along Main Street and College Avenue are five minutes in any direction.
Schools. University Park is in McLean County Unit 5. Parkside Elementary and Parkside Junior High sit side by side on Parkside Road at the west edge of the neighborhood, and the high school is Normal Community West. Unit 5 is in the middle of an enrollment and boundary study, and the April 2026 proposal moves the Northbrook and Golfcrest area north of Orlando Avenue from Parkside Elementary to Glenn. University Park itself is not named in that change, but I will confirm the feeder for your address before you write an offer.
Homes. The MLS splits this neighborhood into "University Park" and "University Park N," and they are the same streets, so this page searches both. Over the last two years, 37 University Park homes have sold through the MLS. Most were listed between about $240,000 and $315,000, with the average list price around $275,000, and the typical sale a 3 or 4 bedroom, 2 to 3 bath home with roughly 2,200 to 2,500 finished square feet. The top end was about $400,000 for a fully updated two-story on Liston Court. As of late October 2026 there are four homes active in University Park, listed from about $225,000 to $287,000, which is more than usual for this neighborhood and a decent window if you have been waiting.
What I check in University Park: these houses are 45 to 55 years old, so I look for the big-ticket updates first, meaning the roof, furnace and air conditioning, water heater, windows and the electrical panel. Split-levels and bi-levels from this era can have lower-level moisture, so I check the sump, the grading and the downspout extensions. Some kitchens and baths are still original, which is fine if the price reflects it, and I will tell you when it does not. On the plus side, the lots drain well and the trees are the kind you cannot buy.
If University Park sounds like you, call or text me, Bryan Dillow, at 309-531-8309. I grew up three blocks from Uptown and I have sold homes in this neighborhood more times than I can count. You can browse the other neighborhood and town guides, read my Unit 5 school district guide, or see the Uptown Normal guide for what is a short walk east.
