    Why do I need a Buyer’s Agent?

    This is a question I’ve heard a lot. If you were thinking the same thing, it’s OK. I get it … we all think we know how to shop. I mean we all know how to snag a great deal online, find a sale at the mall, or even use great coupons at the supermarket.

    So why should buying a home be any different, right?

    Well as seasoned professional who’s worked with a lot of buyers, let me assure you that it’s a little different. First off, on the average trip to the mall you’re not likely to come home with something you will use everyday for the next twenty or thirty years. There is no single purchase an American consumer makes that is bigger than a home. Secondly, a house comes with many moving parts. Evaluating the potential purchase of a house requires the buyer to consider many different factors. Doing it right so that you avoid potential pitfalls requires a keen and experienced eye. Many buyers who act alone miss something that ends up costing them down the road.

    In addition to these concerns, there are some bonafide benefits to using a Buyer’s Agent:

    1. Be Professionally Represented: Seeking the assistance of a licensed real estate professional is no different than going to an accountant for your taxes or a mechanic for your auto repairs. There are reasons that real estate agents are licensed professionals … it’s not a simple business. When you work with the right buyer’s agent you know you’re getting professional advice and service.

Consideration should be made not only for your needs today, but also for your future as well. How do you define the essentials from the luxuries? The must-haves from the nice-to-haves. This can be a difficult process for any home buyer, but a process that the right buyer’s agent can make clear and concise.
    3. Get the Home You Want Without the Hassle: How many hours of searching, researching, and visiting potential homes are you ready to invest? Are you prepared to negotiate the most favorable deal? Are you confident in your abilities to secure a proper and legal contract to purchase? These areas and more are all part of a buyer’s agent’s job. Selecting the right buyer’s agent will alleviate all these potential hassles from your shoulders.
    4. There is Usually NO COST to You: Here’s the best part, most of the time a buyer’s agent can be secured without any out-of-pocket expense to the buyer. How’s this possible? Traditionally the buyer’s agent is paid on a commission factored as a percentage of the agreed purchase price. That commission is not usually paid by the buyer but by the seller. So you’d be able to have a real estate professional dedicated to your interests as the buyer without having to pay a cent. How can you say no to that?
